Being that you work in the area makes it a no brainer that you should also invest in the area.The great thing about real estate is that the industry is very creative and many investors got rich using different strategies.

I do not prefer them in the house - the pit bull in any rental is a not only a NO but a HELL NO.I text the tenant and ask him to call me tonight - he does - I ask him about the extra tenant (step daughters boyfriend) amongst other family living in the house above 18 that is not on  the lease - (I'm thinking in this smaller 3/2 house there may be 5-6 adults and up to 4-6 kids living there) - Tenant lies about boyfriend living there. 

The bathroom is usually best set up with a no-threshold walk-in shower stall.

Don't jump without looking of course, rather find a senior enlisted or an O you trust within your chain that has bought few homes with VA loans and ask them for some guidance. 

This is a pretty nice place so that’s not the issue.There’s something weird about NH.Oh, forget writing a policy for anything less than what the insurance says is rebuild cost—that’s a no go with every agent/company I’ve talked with.

We get over 1.7% in the US so wouldn't go there for anything bellow that. the PM part is a key factor for an out of area investor, so without that its a no go.
