and were it was going is that  lenders are going to start relying on algorithms more than appraisals.. and we are seeing many loans done WITHOUT appraisals at least in the Owner occ space.. 

Every property owner thinks they know the market better than some valuation algorithm online, better than the appraiser, better than their realtor, etc.  

It does not need to be all zeros and ones and algorithms and technical talk all the time.

Another more off the wall thing I've just started to see is concrete printed structures (thank you Facebook algorithms knowing I'm a RE nerd).
