The 50% reduction while admirable it most certainly won't cut it in that region of the country given the tenant centric laws and authorities in Maryland, especially those in Baltimore City & Baltimore County. 

Being willing to push hard and get back into the fight is admirable (and necessary here), but approaching the next round like your last 5 may not be.

Specifically I have been taught to read, listen to, and associate with the people that I admire or would like to become like.I have been reading a recent post about all the negative aspects of real estate investing and how most investors really lose money and the ones that talk positively about investing in real estate just want to sell you their book or get you to listen to their podcasts where they get paid by their advertisers. 

As much as I admire Elon (I would love to own a Tesla and am a fanboy of SpaceX), this is just more marketing hype. 

I have always admired him for his entreprenurial spirit and I'm now determined that I can do it too.

There is a good reason why your vote count is so high.You likely don't need a sharp pencil, good spreadsheet, or complex formulas to underwrite a leveraged 5 cap + 5-9% predictable appreciation (plus some forced appreciation)...those returns reach a point where you just stop analyzing and start admiring...and just have to source it and fund it.
