All of my friends worked with me (or for me) at one point or another and from appraiser, to mortgage bros to RE brokers, we had some crew in those sunny South Florida days..

I know you're looking to buy in the suburbs but I created a Chicago House Hacking Guide and the principles are overall the same.You won't find $100k SFHs in most suburbs around Chicago except the south suburbs close to the Indiana border.

I just closed on my first property with mid south.

Nice mixed use property came up for sale practically in my back yard in rural, south of Pittsburgh, Pennsylvania.  10 residential apartments + 3 commercial spaces.
