I believe short term furnished rentals fall under the same laws as hotels, lodging etc, and does not fall under the Residential Tenancy Act of Ontario.

Riverside/SB have many different sub markets, As you said if you look at areas like Redlands, Ontario, Upland, Corona, you are going to find CAP rates similar to Orange County.

You should be aware that in most Canadian jurisdictions {Ontario amongst them, I believe} you legally cannot legally collect rent for the entire lease in advance ... usually you can only collect a security deposit and/or the last months rent, plus rent for the next period.
