Many firms will offer bookkeeping, but they outsource overseas and mark up the price.

Hey BP community,I’m looking at a short sale property in Florida and considering making an offer.

Imagine if it cost 1000 to send out 50 letters but half of them responded and half of those wanted an offer and half of those accepted an offer and half of those closed and half of those resold for a net 50k. 

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling. 

For me, weekly check-ins and just being real with my team—like saying, “Hey, I’m not sure, let me check on that”—have saved so many situations.

Ask the seller if they can offer seller concessions to help cover your realtor fee.

Cash offers would net you less.  

I also have a ton of property management experience and offer tenant placement.

If that is the case, just let them take it to market to sell.You could offer to manage the property and have them to rent it out now where you pay them a flat rate every month and anything you make over that amount is yours to keep.
