He is month to month, and I let him know I am not going to have him here for September (i.e. 30 days notice, so August would be his last month).I would like to get him to leave sooner if legally possible, for my peace of mind and the safety and comfort of future tenants, if I rent other rooms in the house.  

I'll say that the increased headaches can give you a little peace of mind on the timely rent payments.

But as you say the profits from one year would take care of the issues and if the issues are NOTRIGHT NOW PRESSING, then bank your profits for the 1st year for peace of mind!!!  

Those three things offer you far more protection than an LLC or umbrella insurance policy.For additional peace of mind, consider moving it to an LLC or buying an umbrella insurance policy.

Often times, an experienced seller will ask for some sort financial approval for their peace of mind.Prepare yourself for the pre-approval. 

Your sanity and peace of mind will be more intact on that path and you'll also have more time available to keep on with certifications and eventually an MBA to boost your income even more.3)  Once the income stream ("just over broke" as Robert Kiyosaki calls a "job") is in place to generate much-needed capital, I would settle into a very frugal life to begin with. 

Discomfort that improves the living condition and property (repairs/maintenance) is different from discomfort that interferes with the peaceful enjoyment of one's living environment (constantly barking dogs).

This might give you some peace of mind. 

Goodness and longsuffering makes for joy, peace, etc.I do not at all concern myself with my kids' momentary emotions but rather with their character and their spirit.
