We recently cash out refi'd Investment property B (Loan B) and now that money is just sitting in it's own separate bank account.4.

The biggest issue is having enough money in reserves, before doing all the improvements and dealing with vacancies in the winter (not good in NE Ohio by the way)  I would NOT want any vacancies between November and March or April in NE Ohio.

I got divorced in March of 2016, so my ex is still in the house, and I am still on the mortgage (although it is her responsibly per the divorce papers).

When my investment portfolio fell 50%, my real estate portfolio fell by 10-15% in value, but my rents continued to march higher.

Hi Jon,I bought a house in South Tampa (4bed/2400sq ft, built 2005) in March, had it inspected, and then discovered drywood termites swarming a month later. 

Hey, I'm a new investor in the twin cities, I have made two offers on duplexes in Minneapolis in the past two weeks, both went with other offers so I'm still working on my first deal, aggressively :)  I move out of my apartment in March, and the plan is to house hack.  

I then had to point out there was no way to silence a false alarm or change the batteries without risking breaking my neck.Around late March my art exhibit (the non-real estate project) wrapped up and I could focus my attention back to the house.

Also, important to note that I plan to move out of this home in march as I buy another home to live in so I will expect new tenants for this unit I'm living in by April or so.

It definitely requires a long term perspective and able to supplement the cap expenses in the short term.Most of my rentals are in working class areas (Class C with some that may be B-) and small multiplex (duplex to quad).
