Your $600K in equity is returning $7800 per year, so that works out to 1.3% which is not even inflation.The point is you could sell that property and reinvest the earnings for much better return.

So, back to the original question, what strategies or approaches have BP members used for securing private money lending for a down payment (knowing refinance will produce ability to pull out that down payment in equity in a short amount of time, to pay off private lenders quickly)?

I have about $60k in equity right now, and my simple plan was to just steadily pay this property down before selling it using a 1031 exchange to move into a bigger property in a dozen years or so(I'm not trying to build an empire, just pretty casually live-in renting/house hacking my way to retirement and don't think I would ever want more than 3 properties).

@Percival P.I’m not all that familiar with VA loans so will refrain from giving advice but here’s a couple things to maybe look into: can you take title and receive the loan yourself and then later contribute it to the LLC and your partner contributes cash to the LLC in equal amount so that you are both equal partners just contribute different kinds of property?

Hello Everyone,I’m scheduled to close on the sale of my single family rental the first week in May, and will have ~$250k in equity to roll-over into one or more replacement properties.I’d really like to hear other member’s perspectives on the pros and cons of purchasing small multifamily (2-4 units) with 30 year fixed financing vs larger multifamily (5-20 units) or a mixed use property with a commercial loan, which would likely be a 15 year loan term with monthly payments based on a 25 year amortization of the debt.This is my first 1031 Exchange, and I greatly appreciate your ideas, perspectives, or shared experiences.
