If it's solid wood, it can be sanded numerous times.....a recent rehab where the floor was thrashed got 3 heavy re-sands, ended up being one of the most beautiful floors anyone had ever seen.Also, I would look at jacking up the center floor a bit while you're at it.

I don't know Florida, but it seems like if it's been fine, and magically it's an issue now-- I'm thinking the tenants maybe dropped something heavy or it was a poor install ation job, and are blaming the house so you don't make them pay for it.

Now there may become issues now with paying expenses for the investment because now that you own 10% of the property in your personal name, you would be responsible personally for 10% of the expenses of that investment.From my understanding, the need for depreciation is not needed because the IRA is in a tax-sheltered vehicle already, meaning you wouldn't be taxed on the property for selling.
