We use Stayfi to collect guest emails and it connects to Constant Contact which we then email them coupons and promos.

Any market a niche amenities and guest experience offering will set you apart from the competition. 

Call them to let them know your loan status, options, intentions, and possible outcomes.

How would've the existing electric, HVAC & roof REALLY affected the STR marketing & guest enjoyment of the property?

CalPERS was considered the gold standard of pension programs but it's a shell of its former self due to mismangement and unfunded liabilities.

Those sites are a good starting point, but I wouldn't underwrite anything solely based off those estimates.I would suggest Enemy method - Same bed/baths, Amenities offered are step one, but speak to other operators that have similar properties/amenities and compare numbers with them (That is true data not estimates)How well are you marketing and providing guest experience?

We haven't had big parties or anything like that or destructive guests (knock on wood).
