Based on my research, this PM company is highly reputable and provides excellent service.

LLC-A deducts the 10% management fee, while LLC-B reports it as active income, subject to self-employment tax but eligible for tax-efficient salary and distribution strategies.Ensure the setup has a clear business purpose, reasonable compensation, and documented management services to avoid IRS scrutiny.

I would include servicing costs of the loan and licensing costs.

I have read I will need to use a third party service to make this happen.  

I was also wondering if they have any value added services for looking at deals. 

and I was just one little mortgage guy with 450 loans out.. can you imagine the banks with hundreds of thousands of loans and servicing companies.. so having mass equity or paid for keeps this from ever being an issue. then when I sold these off.. most for cash but a lot I did a 30 to 60 month ZERO interest deal on.... and boy you should have heard the cash flow cool laid drinkers..

I suggest using a service like Mayistay.

-OOS investors rely on service providers like agents and PMs and think they're guaranteed an outcome instead of just paying a fee for a service.  

You cannot deduct your rehab costs until the property is in service.
