@Mark Creason, @Robert Hetsler and @Drew Reynolds come to mind immediately.In addition to those sources you may want to look at something a step below the fractional ownership product - the turn key providers provide you a way to fully own property that is 1031 compliant but be completely passive in managment and development.

Unfortunately, @Drew Brock I wasn't able to make it work I got a chance to speak with one of the owners and the wife was tired of taking care of it but the husband was now having second thoughts about selling it.

Drew, as a starting point you might start with notes seasoned for at least 3 months and not more than say 3 years ago.
