@Mark Creason, @Robert Hetsler and @Drew Reynolds come to mind immediately.In addition to those sources you may want to look at something a step below the fractional ownership product - the turn key providers provide you a way to fully own property that is 1031 compliant but be completely passive in managment and development.  

Unfortunately, @Drew Brock I wasn't able to make it work I got a chance to speak with one of the owners and the wife was tired of taking care of it but the husband was now having second thoughts about selling it.

@Drew Reynolds  Thanks Drew I wasn't done checking the 1031 out, but my CPA is so busy right now I didn't want to ask her about it. 

Drew, as a starting point you might start with notes seasoned for at least 3 months and not more than say 3 years ago.

Jason Drewes good points on acquiring flood insurance even out of zones and didn't even think about hurricane insurance.

I have no personal experience with Houston real estate attorneys, but in researching BP to get some recommendations for future deals, I came up with the following 2 names:Steve Newsom (You can google "steve newsom attorney")Drew Shirley (http://drewshirley.com)Again, I have not had personal experience with them, but other BPers seemed to have good experiences with them. 

So I would know that and not figure it is accurate because it means more money for the seller side.Your question drew me in and wanting to reply.
