Perhaps renting and getting a pulse on the market, being able to drive for dollars and put a list together of properties to cold call/mail, dish out to your broker to call, etc will help you find that diamond in the rough.

Most deals are done broker to broker.Typically you either have a great property with no marketing, a great property with tons of marketing, or a mediocre property that with tons of marketing will still be hard to sell.All the buyers want the diamonds these days and they go quick.
