I know eliminating my student debt (I have about 19k) would ease some of my anxiety for sure, but is it the smart thing to do?

Mike,To answer your question the one thing I always love is when you can help someone get out from under the pressure, anxiety and challenge they are experiencing by helping them out of their current situation so they can start over.  

Properly screening and setting out guidelines will really help me overcome the initial anxiety of nightmare tenants.

Sure that may be "risky" but tenants want certainty and leaving them in the dark contributes to anxiety.

Wouldn't it be so funny if there was a show where the investor calculates the numbers on the spreadsheets and gets anxiety over the decision to make an offer.

Get over the anxiety of needing to accomplish something and focus more on being happy.
