My top 2 specific tips would be:  Work alongside and join experts - think why would a lender or investor want to give me capital with little or no experience - you make it way harder on yourself like swimming upstream.

Totally unsecured funds, can be used along side a hard money loan no problem.The downside to them is that these types of programs are loans (not an equity partner) which means if the property sells at a loss you still need to pay back the loans.
