Im actually just finishing up on an ADU down the road at a different property so that may be a good indication if I can finish it quick enough to see resultsI also was thinking of making the barn a combination of both and make it like a bar themed loft for a guys / bachelor trip and build the simulator in with the living room as it can double as a projector type screen for netflix ect. 

Almost has no barring of it, I believe if I were to lose significant amount of net worth it'd make me think twice, but not to do a radical 180 of what I'm doing.

What do you think of the bars around the windows?

We have some but they are good for New York, and other states back east.

I live in the New Jersey New York area and prices continue to climb and they do not look like they are falling any time soon.

@Kevin SalameaKind of a boring answer that I give all the time, but you can loosely sort Pennsylvania markets into the following categories:      - Philly/Pittsburgh       - Allentown/Lehigh Valley Area     - Harrisburg, Scranton/Wilkes-Barre, Lancaster, York/Hanover, and Reading     - Everything elseNot surprisingly, they match the metropolitan statistical areas in Pennsylvania (link). 

If you vet tenants properly, you will have few problems in any state, barring loss of jobs.

I mainly focus on New Jersey, New York, and Maryland for opportunities.I'm all about creating Joint Ventures with capital partners for mutual success.
