Why get rid of something that is doing well?

This is a great strategy for building capital, don't get me wrong, but it's not really investing.

I’m not looking to get rich quick but would love to find a break even, “safe”, long term investment.  

Once again you really have to run the #'s yourself (going to be impacted by the rate you get) - make sure to include the PM charge when you use their worksheet - should be fairly close.

We also have a team specifically dedicated to client success that would have liked to know about this right away to get you assigned to the right person and manage issues immediately.

Ended up getting an offer at asking, but the appraisal came in way lower than I expected.

Get some good advise, there are a LOT of ways to shave that way down.

I have worked with a number of investors that buy a piece of property, get construction financing, if they can, and don't get a product they can rent for a return for over 2 years.
