People who have maturities coming up shortly and do not have the 20-25% equity to refinance or if they do in one project they are using one deal to support others. you have to treat each deal separetely and make sure they each support themselves long term.

Too many people do not think ahead and borrow 100k but can only pull out a much smaller number to pay back or have to wait longer then they expect. 

I also agree go the DSCR route and get a few quotes from people as you may find then to vary significantly - had one last week we were 1/2 percent lower than what they were getting quoted 

How many people are in your “sphere of influence” that will use you to buy or sell without needing to pay for marketing? 

Very few people have the ability and the time to work both sides of the transaction.
