In my neighborhood people post Ring clips of package bandits all the time, these cameras are not a deterrent to the porch pirates, why would they be to burglars?

It is not just a saying, it rings true in our business and the more you network, the more contacts you have, the more deal flow you will get.

Giving them a ring might work fine but would you want someone to call to tell you their going to bump your rent or come by and speak with you in person?

That being said, both replacements were within the last 18 months, so I could not say if they fail sooner or later than conventional wax rings.

These Turnkey models that companies create aren't always valid although some may ring true.

If you are OK with losing it all, then we´d recommend you wait to get the umbrella and that you get it when you reach the "I cannot afford to lose this" point.

We will share that we have kept some tenants at under-market rates in the short run recognizing that we would raise their rates to market, over years, and that we´d eventually be made whole.
