I had read on another forum (sure can't find it now) about some landlords who had amazing success dying carpets a more tenant friendly, darker color (I'm thinking brown).I could absolutely replace it with some cheapo HD entry level stuff.

Charles what you want to do is dull the layer of glass that makes up the glazed surface, without removing any color layer below the shine layer.

So, if I go into the due diligence phase with the mindset that I am doing the engineering portion of the project there is a chance I might have rose colored glasses on when I find potential problems during the due diligence and unconsciously underestimate their impact on the project's feasibility.

If you bought enough paint to completely repaint the interior the same color, then it would be reasonable to take a Schedule E repair deduction for half the cost of paint and brushes.Supplies are usually consumable items.
