don't know if this is still true, but at one time foreigners could not outright purchase property in Mexico within 100 miles of the coast. 

Can not go wrong with a rental in Ashburn since the rents have increased so much. 

I have a house rental in California.  

I have seen a lot more success from my friends getting cashflow in that area. 

the gentlemen I fund finds them does the due diligence and I verify based on my years of experience at development.. but keep in mind these have some risk of failure thats one reason the returns are so high..

How difficult or easy has it been to get tenants secured in that area?

Consider just signing a new lease with the husband only assuming you have verified that he does qualify for the property by himself.
