Time will cover up investing mistakes/missteps, as long as you can hold on.But for the investor that want freedom quickly, cash flow, equity realization, and trade velocity is much more important.I'm of the latter mindset, but I can understand the other as well.

The very reason 2005-2008 crash happened is because inventory is adding up because the real estate appreciation is running faster than the velocity of money supply.The rest is 100% accurate, I am almost writing post in similar tone.

Even if a recession does come (likely at some point), there is so much generational demand from millenials that prices will keep going up, just not at the same velocity (think 5% vs 15% annually). 

@Jonathan E Francois It can be done, but remember to continually redeploy your capital consistently to increase the velocity of your money.

Accelerating the velocity of each and every dollar allows for more dollars to be saved. 

It’s all about return on investment over time and velocity of cashflow.

If it's a seller's market,  sell your least favorites at a tax-efficient velocity.
