Many of these folks ever re-invested in the business and will be utterly shocked that it won't fetch market prices when they sell it.As for the estoppels, the owner only need consent to your collection of estoppels and advise the tenant that an agent of the purchasing party will be meeting with them to confirm the nature and terms of their tenancy.
