If the risks (both the subject to/due on sale issue AND the title insurance issue) can be negated entirely with alternative financing, it just seems penny wise pound foolish not to explore that option instead of the subject to/no title insurance, which COULD (not will for certain, but we do agree it could) end up a big mess.

Wholesaling here in LV is totally doable, even now while it's over 100 degrees outside, you just need to get out there and pound some pavement and knock on some doors and ask if people are interested in getting out of their places OR sending some yellow letters OR a thousand other ways to get wholesaling done.

If it is ceramic or porcelain (hard to tell in pic), it will last much longer than slapping peel-and-stick vinyl up, which you will have to do again soon regardless.Ever hear the expression, "Penny wise, pound foolish?"

Don't just get sold on a broker's program, get all the documents and terms in writing and then see your attorney, don't be penny wise and pound foolish.Interview who you will be working with, you will be forming a personal and business relationship just as you would with your CPA or attorney.No that all the brokers are ticked off at me, ask others you know who lend their money, not the brokers.
