Section 8 rentals are frequently located in extremely low barrier of entry markets, especially the single-family homes and small multi-family properties which I assume has also led to an influx of inventory.

But if it works out the price is extremely low.  

My problem is knowing who to trust and where to start to find actual deals.

We desire a certain level of autonomy and trust with our clients.

So, I DON'T trust my ability to determine someone's character based on a few minute casual conversation and I DO trust my ability to manage even difficult tenants. 

I simply went to Wells Fargo (Wachovia at the time) and asked for a trust account so I could hold deposits.
