If they are nice enough for AirBnB, then you are probably ok there as well since the stays will be short. 

Shorter term CD's actually have higher rates than longer term so staying in the 3-6 month range is best.  

I am also listening to the Bigger Pockets podcasts daily during every free period I have throughout my day while trying to learn as much as possible.

I am looking to purchase an extended stay hotel.

And I would absolutely want to stay away from any rent by the room idea. 

We don't need sprinklers here, but if we would, I'd either do that or replace the lawn with gravel or something else maintenance free.

The rental market is expected to stay flat or soft through 2025, then is estimated to start appreciating again once the new supply of multifamily housing reaches traditional occupancy levels.

All that matters is whether the property will attract reliable tenants (A reliable tenant stays many years, pays the rent on schedule, and takes good care of the property).
