This compounded our seed money a lot faster than not selling. 

I want to plant that seed in their mind for when they have a property to get rid of, they can seek my guidance or assistance - whether I buy it or not. 

If could also cause the texture to dry too fast, without soaking into and bonding to the drywall. 

I'm very interested in the MF space and am currently reading vol 1 of the Multifamily Millionaire as well as soaking up as much as I can from podcasts such as the Multifamily Mentors. 

But mostly I smelled money :)I read a book once that said, "There is more honor in a well-tilled field than one soaked in blood" and I still believe it.I've just met too many people why dream about making money in real estate that turn up their noses at manual labor, even skilled labor, and think they're too good for it, JD.

Roughly $5K "seed money" in (1992), 1500%+ investments over 12 years, and education was covered. 

Bottom line: Simply pit one group against another to sow seeds of class envy hopefully in an effort to reap the harvest of people's very worst inclinations to harbor resentment at those who are perceived to have more than they do.

The truth is, at a certain point, if you feel that real estate is a strategy that can impact your life positively, you'll have to jump in without being 100% confident.I will say, there will be some factors that can at least help you feel more comfortable and confident in taking the leap:-Soak up as much information and education as much as you can.

I am not a psychologist but it wouldn’t hurt to maybe befriend one or two experienced in negotiations to help you plant the seed in your father’s head that it is his idea.
