Starting with single-family and small multi-family properties is a smart choice, especially out of state.

We've since paid off the HELOC, but realistically it wouldn't be smart to rinse-repeat these days as the borrowing market is obviously MUCH different than it was in early 2022 when we started down this road to begin with.

@Chris Kay it's VERY difficult to cashflow with 0% down purchases.We do 0-10% down Land Contracts and know going in we may actually have negative cashflow - which is acceptable given the low down payment and avoiding mortgage costs.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Currently I have xxx units in my portfolio and am excited about this new property I have under contract (or am considering making an offer on).

But, what I'd do, is cite them for breach of contract first.  

Why would a smart investor do that? 

Transitioning to multifamily can be a smart move, but as you’ve noticed, finding positive cash flow in today’s market can be tricky.
