I have been unable to rent it for about 5 months now and I am not seeing the price point I was desiring when I closed on it (around $1700-1800).

Premier neighborhoods will attract professional types and command higher rents and even the less desirable neighborhoods fetch good rental income, but with it comes very hands on management. 

Since you have 6 months to complete this process (this allows time for rehab, if desired), of course the interest rate may fluctuate a little bit, depending on market conditions, but there is not an intrinsic "1-2% higher" that I'm aware of.

Have a hospitality background after starting and owning my own restaurant and this combines my desire for real estate wealth with my background.

Of course I realize lots of people grew up poor, or discriminated against, or had childhoods of divorce or drug abuse or sexual abuse or other things.
