On a cape we did the large front windows were the old single pane double hung.We had a company here just make two pieces of glass sealed for insulation for each opening.The glass was also tinted.Then we framed the glass inserts in with jamb extensions etc. it looked great & saved us a lot on special order prices.Another one we replaced all the windows with those we could find at a contractors excess stock depot.

Its a big job grinding(diamond cutters), patching, polishing(finer diamond cutters), staining and sealing a concrete floor.I could see it in a converted warehouse setting with open floor plan, sandblasted heavy timbers, and painted industrial ductwork, etc.

If it is too high the pressure can be too much on the seals and cause drips.

ALso, mattresses/pillow need to be sealed with covers that kill bed bugs, etc.

My windows are original, don't work anymore, have broken seals and waste energy.

There is no faking, the MLO, if used in your state as there are options I'm not up on, needs to affix the MLO seal to the note and security instruments with the MLO number.

Also the windows have been changed but i'm guessing they're 10+ years old....may be able to just clean them up and put new seals in....

In addition, I kept my envelope flaps tucked in rather than glue-sealed in order to increase my open rate.

I'm going to seal/close the chimney part and insert an electric fireplace.
