The average renter just wants a clean, safe place to live.A few questions to consider before doing the work.

I get it, they are trying to make sure these properties are safe for human occupancy but as you and I both know, there are way bigger fish to fry in Canton and properties in A LOT worse condition.Just baffles me that someone like me, comes into town, tries to help clean up some properties and I get hounded for things that are not a big deal in my opinion.

My approach is similar to building a rental portfolio for properties that I can give to clients that are in safe neighborhoods where I want my family to live.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

I really need guidance here, this is a once in a life time opportunity and due to a flip taking to long, I had to pivot and I feel less safe in the investment.

All things being equal, I'd rather not have an HOA with fees, but a family friendly neighborhood with amenities like a pool and playground may bring in a higher rent than other comparable non HOA properties.I don't prefer an HOA, but it's not an automatic deal killer.

My question to the masses is this: In the stock market GENERALLY speaking (not always) if too many eyes are on one ticker or it is constantly being talked about then its normally safe to say the big opportunity has passed.

You may also want to pack up any valuables and store them away safely (especially for the rooms without cameras) for peace of mind during future showings.All the best to you on your home sale!
