We bought our first SFR last year (a 2-1,1930s craftsman style) and have had it rented to outstanding tenants for over a year.  

We recently bought flooring for a new house we are closing on and I was expressing strong opinions on the cost and style and I had to stop and told her "You're the expert on the interior design and what will last the longest relative to cost so you pick and I trust you" This has helped my wife who hasn't listened to a single podcast from BP move forward and buy a house and start renting our old one within 60 days!!

The classes were a few nights per week for about a month.They really blasted through the info (lecture style) and had a one day crash refresher course I took a few days before my test.

When you are familiar with the market and real estate it's easy to forget the steep learning curve and perils faced by those without experience and limited knowledge.For several years I seriously looked at investing in Pueblo and finally decided I was too far away to operate there in the manner that fit the style that I use in Denver.

Like late fees, its just additional pressure to get tenants motivated to get their rent in on time, like by maybe sacrificing buying the Canelo vs GGG fight on PPV, lest their car get booted or towed in the morning.

It is in fact a liability that will cost you far more than it will likely ever be worth over the life time of ownership (except in some select markets).Life style choices are not something others can advise you on.
