It needed a new kitchen, new bathroom, new floors, a new porch roof, and needed to be totally rewired.   

Obviously there won't be any 100% "safe" tenants, no matter how much vetting you do, a job loss etc. could always happen to anybody... but I feel like having one at all simply shows that they didn't prioritize keeping a roof over their head for one reason or another, among other issues.Everything else from that post, if I am referencing the same one, seems fine to me.

I find it hard for the numbers to work if I only put 3.5% or 5% for down payment as the monthly payment will be through the roof.

It is missing one aspect of property management - maintenance requests/tracking.I'd say Stessa is great for managing one to 20 units.

I sold a beachfront home last year that was ICF constructed in 2000 with a metal roof on concrete pilings and the insurance went up triple what my larger 2019 stick built with shingle roof 6 lots down is. 

With your estimate, you might earn $800/month for 2 years and then incur a vacancy at the same time as you need a roof replacement and for that tax year your cash-flow might be -$1,200/month.

If you are buying a house of any kind with mechanicals and roofs, you need reserves.

There's no roof or sewer for you to manage.
