These are professionals with additional training and a stricter code of ethics.

For example, after dealing with the hot tub myself for a bit I created a couple training videos for the cleaner, such as how to empty the hot tub with a sump pump, refill, etc. 

Like you I fund many deals a month in the 8 markets I work wholesalers put up very little EMD and many times NO deposit.. maybe in High priced markets were the dollas are bigger but to me there just is not enough potential clients of quality to make this a viable strategy for someone and doubly dangerous for those with basically zero RE experience and got their training from a course.

The IRS is still around, like it or not, and they are hiring and training a new army of auditors as we speak.All of these factors combined add up to the same message I posted earlier: in order to fund your 401k with $20k, your business need to make significantly more than that number.

As I see more and more of these situations, I'm thinking  it should be mandatory for any new landlord to undergo a training seminar.  

Any brokerage will hire a new agent so just do your due diligence on what kind of brokerage you want to work for and once you get there, there will be opportunities if you focus on meeting other agents in your office and showing up for brokerage training in the beginning.

It's a pain to hire people, it's a pain to train people, turnover is a pain, leasing office space is a pain, etc.  

Some people have had good results with GURU  trained, most have not.

What about a In-Person Note School or Training Course?

When we have a resident provide us fake or insufficient evidence of an ESA, we never explain why because we do not want to train them how to get evidence that looks legit.
