For that reason, I didn't go ahead with the development I mentioned in my initial post in this thread and I'm so happy and relieved I did.

Me, for example, being transparent, I only have the ability to use a hard money or private lender, but that is about as deep as I can go with my ability to buy right now until I can get my credit score up enough to get qualified for conventional funding too, if that's what I choose to do. 

Otherwise, I think the main issue is "creative financing" still requires "desperate" sellers, those that have a particular massive "pain" that just needs to be relieved in anyway.
