I've heard tales from landlords whose inspections failed due to a pulled thread in a carpet now being a "trip hazard".No thanks. 

If I pull 200k at 5% payments would be roughly 1600 plus 300/mo expenses.

Add a pull out couch for additional sleeping.

I would suggest you consider the following ideas:- Can you put a HELOC on your primary house and pull out some cash ($100-300k) in funds to invest in BRRRR properties?

The licensed pllumber pulls their own permits, the elctrician pulls their own permits.   

As I pull lists, I upload them into that system.

Now that I'm a more experienced designer in real estate, I would love to customize my kitchen more with different materials, unique tile, and more unique pulls/knobs but having a large, clean kitchen was extremely appealing to me as a first-time buyer 4 years ago.

I realize residential financing doesn't currently allow for this and pulling money out down the road could be more complex or strictly in the commercial lending realm.Any and all feedback is appreciated!

I see too many of these pull a rabbit out of a hat deals that just cause you more trouble and headaches down the road.
