In Indianapolis C to B class neighborhoods I have rarely seen insulation upgraded on rentals especially doubles that have never been owner-occupied. 4th air gaps, poorly fitting windows, and doors can be easily corrected with proper caulk and weatherstripping (usually).

Hello i bought a house for 75000$ and can get a loan on it for 155,000$ My question is hypothetically if i were to only get a 20,000 Loan From the 155,000$ loan and never pay it would they foreclose on my property and i would loose it for not paying the 20,000 Loan?

So it could take a decade to get to todays market rent. 2) it’s almost impossible if not impossible to non-renew a tenant, especially if you’re not an owner occupant. 3) As a seller, even if I could remove paying tenants I never would without a non-refundable payment from a potential buyer that covers all vacancies for 6 months if they fail to complete the purchase. 4) You MIGHT say as a buyer that’s worth it.
