Grant Cordone still rents :)..... what about "Rich man poor man"........and I've seen quite a few "RE guru's" that claim that buying a home is huge financial mistake.... better to rent and buy money producing RE assets, etc etc....Your point is that you a should have some first hand experience doing what you are having someone else pay you to help them do..

I’m going to make a big assumtion: You are envisioning buying enough income producing property to mostly sidestep having to work for a living  and live happily ever after on your rental income.

if you are going to add value and cashflow the Laundromat, I'd assume that having the business produce the funds from profit to pay off the owner's note would be somewhat straight forward.If the deal makes sense and the cashflow is there I'd think a cary back would be a good way for the seller to get the number they want and for you to bring little or no downpayment.
