But every day investors buy less than desirable property utilizing high leverage debt at high interest rates producing high risk of negative cash flow and built in negative equity.  

It’s a landlord-friendly market with strong population and job growth, making it attractive for investors.

But even breakeven on a house in a super fast growing market like Raleigh will statistically produce hundreds of thousands in return equity over time.

Consumer mindset, they've never been business owners with a producers mindset.

Basic.What you are doing now is tossing around terms and over-researching how to make money and not figuring out what your why is and what asset class is actually attractive to you.

This is a solid, predictable income stream.Low debt: With only 7 years left on the loan, you're close to owning it free and clear, which will significantly boost cash flow.Diversification: Keeping the fourplex provides diversification alongside your other investments and W2 income.Local market knowledge: You likely have a good understanding of the local market after 10 years of ownership.STR potential: Michigan has some attractive STR markets, especially in tourist areas.

So I’m not sure the flexibility of the product is that attractive, but I could be wrong here.

So this could be an area that is just more attractive to longer term tenants?

They may seem attractive on a spreadsheet if you are chasing cash flow, but the fundamentals are not as strong and these properties are  disproportionately impacted by capex and operating costs.
