FYI - Take precautions BEFORE an accident so you are not in court for years.

Even as a precaution, the thermostats for the heat are programmed not to exceed certain temperatures, so that is controlled to an extent as well.  

However, I see this as a precaution not to be too agressive with the strategy, not that the strategy doesn't work, as most people are claiming.  

My brain says yes.. just want to take the proper precaution.

We have accounts specifically for tenants to deposit into, and we transfer balances out every few days to accounts that the tenants don't have the number to, for a safety precaution.  

I don't fear it so much now that I take precautions to prevent this:1.

What extra precautions should be taken before hand?

You can have their parents co-sign as a precaution or simply tell them you require a credit score of "x" amount and not consider them.

I would be upfront with them what happens if one moves out but as a precaution make sure both are on lease but look at the less qualified of the two applicants and see if they still meet your criteria for renting individually.
