My first post :) I'm new to REI and followed the shiny into buying ($390) and attending a goofy 3-day workshop (currently sitting in Day 2 in Danvers, MA) on tax lien buying by TAX LIEN WEALTH BUILDERS, previously known as UNITED TAX LIENS, founded by Jay Drexel, who also built MarketPlacePro.It's been almost useless, a giant patronizing waste of time (as @John Underwood and @Ned Carey has driven home - don't pay for education you could obtain more quickly and thoroughly on the googs or through networking), but an interesting exercise in appreciating their polished presentations, sales strategies, and trying to understand what these people's actual business model is by reading between the lines of all the shiny idealized and exaggerated examples of rapid wealth generation.

Then move forward to really polish your home budget every month, while budgeting your Real Estate funds separately.

It needs to be *polished*, because it's going to help to establish your credibility.There are a ton of CRMs out there. 

But the more expensive the property, the more polished knowledgeable, resourceful and presentable you have to be.

It gives a more polished look to your company to add that in on a job bid.

But with the lower rent ($250 versus $1250) it takes a lot longer to get your money back.Unless you really want to learn "guerrilla landlording" and practice "do it yourself" repairs to polish your skills, I'd pass!

You can grind/polish it down but it eill make it pretty slick!

No point in wasting money you do not  have polishing a tu*d.

I have considered everything from changing careers, to opening a business, to just trying to polish up the resume with another degree.In the last 6 months or so I have become very serious about moving into the real estate world.
