I would have to agree with @Doug McLeod that the opportunity cost could be very high on a very small cash flowing property and probably out weighs the gain.You should be able to get a much better rental in the area for that kind of investment (time and money.)

In my mind, this would be a good option, but I need to actually FIND those properties first and for them to really have a good return to outweigh the rent that we're currently paying ($2000) so that it *balances out* our loss, I feel like this may be really difficult to do and may take a lot longer than.
