I'm having a hard time wrapping my head around how to actually make this happen in today's world.

So, yes the rights granted in that deed should remain for that period of time unless you agree to a change even if the property is sold during that time.

Is a strategy a practical one, especially me starting out as a beginner?

I've learned a lot over my time investing in small towns and have found some great opportunities but just like any other niche market you better learn what you're dealing with or you'll get burnt.

.: I am looking for a case study or resource that has various examples of investing from 1 deal in MF to an establised portfolio..I simply want an illustration of the capital that was compounded over time to the point of creating wealth and spendable income for the owner.  

I have couple of lists but not sure which one to start with.
