I could buy a LOT of umbrella (additional liability) insurance for $13,000.

Memphis, Little Rock, OKC, Tulsa, Dallas/Ft Worth, and Houston are all very landlord-friendly markets that offer great opportunities in the 200-250k price range. 

We still do not have enough inventory to meet demand which is why we still have multiple offer situations in most parts of the metro arear. 

I also have a ton of property management experience and offer tenant placement.

Many insurance companies do not allow adding a landlord as additional insured.  

Because so much has been done wrong & has to be undone:-(PS Maybe Jonathan will make you an offer?
