You are asking for their experience and education while insulting their  intelligence by misleading so it is pretty offensive.

Just make sure the properties are somewhat similar and the transactions have occurred within a reasonable time frame (less than a year maybe).I've never heard of Airmont, NY (no offense) so if I had to guess it'd be like 9%??

I don't mean any offense to anyone here because by no means am I some real estate mogul, but I wouldn't listen to anyone saying you can't house hack for less than $10k.

@Chris Mason I certainly understand where you were going in your analogy and my guess is you meant no offense but it almost sounds like you're advocating that biblical precepts be taken with a grain of salt.

Me personally I Focus my attention in order of 90% playing offense, and only 10% on defense.

It's only important until the moment you do it, unless you make it offensive.

There's language in the text of the law which mentions the possibility of jail time for a second offense.

Likewise a call to any of the local news stations investigative reporters.A TV news story about a real estate investor screwing the proverbial little old lady (no offense intended) will get a lot of eyeballs.I don't know that you'll have much success going after the contractors as you were not their customer.
