We'll have two private beach clubs (most developments in Tulum have none) and amenities at least as good if not better amenities than any other development in town. the great thing is that being close to the beach fits my lifestyle and vacation style so my goals are congruent.

And my rentals there are cash flowing nice, but it's taking some time to getting it occupied, and I also found out that I need to make sure that the tenant is paying for the water, because the water bills are really high over there.I will keep you all posted along my journey, and I hope I could help you friends.

I saw your clarification about it being renter occupied from the get go so as long as you notify your insurance company that you did a quit claim deed from your individual name to an LLC you shouldn't have a problem since it was written correctly from the beginning (as a DP3 - Property rented to others).

Also the fatal flaw with books is they're written at a point in time, which means they are not necessarily related to today.Still can learn a thing or two, but I would resist the urge to follow the book that hard.
