They want to squeeze every dollar out of the warm months knowing that they aren't guaranteed any work once it gets cold.Nothing wrong with that mentality, but it definitely makes it difficult to built year-round relationships with contractors this way.To give you an idea, I did about 30 rehabs in two years in the west suburbs of Milwaukee. 

I'm at a "competing" brokerage but the environment Moe & Cathy create is one of the "rising tide lifts all ships" mentality.

You might start by flipping your own home to get cash and start house hacking.Whatever you end up doing, you must keep up the mental reinforcement and be persistent.

We're all victims this market to the "sands of time" mentality in lending.  

@Steve Vaughan - My sister is an agent and she warned me going in that it's a bit of high school mentality with a lot of agents/brokers.

Not one of them is "assigned" to the garage spot and it appears to be a first come first server mentality in whatever arrangement they have with each other. 

I was never  able to do this prior to a trustee sale and I think it might be difficult given the mental state of many facing foreclosure but not impossible..You really have to do your best to estimate the loan balance on the 1st using whatever information you can get.

Background: I was always interested in accumulating wealth at a young age, but fell victim to the cookie cutter mentality of 1) go to college 2) get a good job 3) and die.

Maybe it's a SFR vs commercial mentality?

Right now I'm hitting a mental road block on how I can make this work.
