One I know is days on the market but I would like to know a strategy more in terms of the work needing to be done on the property.What is the typical rehab budget for a full gut versus a fixer-upper that needs some updating such as for the kitchen, bathroom, new carpet, roof, and/or driveway for example?

For example, doing the kitchen,paint and floors in the 2 months before moving in and then moving to bathroom renovations or adding a master suite addition while living in the property.Depending on you jurisdiction and capital you can use the value add house hack to even add an adu to increase the density. 

Throughout time, I'd like to buy my own equipment capable of doing the same thing so I can do everything in house.

Visible dirt/dust on almost every surface, trash (including Q-tips) left on bathroom floor, toilet not cleaned, food splatter around kitchen, smudges on walls, windows and mirrors, list goes on... 

I expect at some point I'll also need to redo a bathroom or two and maybe a kitchen.

I’m not looking for advice to see if this would be profitable or not, right now I’m looking for first-hand experience with allowing guests the use of gym equipment and the liability that may come with it.
