There are plenty of deals out there provide significant opportunities for both cash flow and appreciation. 

Even if you have plenty of land for ADU's and septic, if the best location for septic on your property is adjacent to the neighbors, and they have a well there already, you wouldn't be able to build there.

Not sure what your budget is, but if you’re looking for an affordable place to get started in and don’t mind a little cash flow, Chattanooga may be worth a look—I definitely second what @Tim Ryan is saying about the city.If you’re willing to venture into nearby states, there are plenty of similarly affordable markets in Alabama, Georgia, and the rest of the Sunbelt as well.

As of now, it seems there are plenty of buyers stepping in to take properties off their hands.

There are plenty of areas that you could be lowest rent and still find it hard to place a tenant because of how many units are available.
